Building constructed Rs. 8, 28, 80, 900

Er. L. Senti, chief engineer, PWD (Housing) in his technical report informed that the construction of the new directorate building was completed at a total cost of Rs. 8, 28, 80, 900.

The completed building is now of a G+3 configuration with plinth area of 31,430 sq.ft. with 37 rooms, 2 conference hall, 15 toilets and ramp for the differently abled people.

He said that the inauguration and commissioning of this building, we hope that the other components of the project including site and services works will also be completed at an early date.

He stated that the construction was initially started with an estimated cost of Rs. 4,94,27,000 for 3 floor (G+2). After observing necessary codal formalities basing on NPWD SOR 2010, the work was awarded to M/S Neikho-o Mere & Co on 22nd September 2010. However, the work could not be taken up on full pace as there was no existing approach road to the project site and this hampered the progress of the work to a very large extent.

Therefore, Er. Senti, said, during the year 2016, on request of the contractor and the User department and with the increase of rate of materials and labour charges in the subsequent years, a revised estimated was prepared and approved for an amount of Rs. 6, 78, 80, 900 with a cost deviation of Rs. 1, 84, 53, 900 from the original project cost.

Again, due to the necessity of Conference Hall and some more rooms for the office, a proposal for additional floor was made and got approved, and for which the work order for the third floor was also given an estimated amount of Rs. 1,50,00, 000.

“The project took a long time to come to this stage due to irregular funding from the government and also some amount which was sanctioned for the building had to be diverted for the construction of approach road, retaining wall and culverts, as it was very much necessary for the progress and completion of the office building,” Er. Senti said.
